Marriott first entered the vacation rental market as a tribulation called Tribute Portfolio Homes but has been an installed firebrand, Homes and Villas by Marriott, since 2019. Marriott's home rental curriculum is the excellent aqueduct between adhering with a circulate label you know and trust and getting the space and amenities of a rental asset.

While some brand standards are supposed to apply to every belonging scheduled with Homes and Villas by Marriott( such as 24/7 support, high-speed Wi-Fi, payment linens and towels ), Marriott isn't actually extending and maintaining trip assets across the globe. Instead, Marriott is offering a curated portfolio of dwellings where you can earn or exchange Marriott Bonvoy times, among other perks.

And right now, Homes and Villas by Marriott is offering a 10% rebate on bides booked between now and May 20, 2021, at 11:59 p.m. A "stay" is defined as three or more consecutive nights exhaust at a leaved dimension, and the dismis is valid for remains from May 19, 2021 through Dec. 16, 2022.

Registration isn't required to score the deduction, but there are select blackout years in both 2021 and 2022, which you can see here. Select homes are not participating in the promotion, but they'll be clearly stigmatized as such as you browse for home options. Eventually, the 10% discount will be applied to the room rate for each night of your remain, though taxes, rewards and other incidental charges will not be discounted.

If you're considering booking a stay with this discount( or at any other time in the future ), there is six things to know about the Homes and Villas by Marriott program.

When you book a home or villa through Marriott, you'll earn 5 Marriott Bonvy details per dollar expend as well as one Marriott elite night credit for each night of your stay.

If you have elite status with Marriott, you'll get bonus degrees based on your elite status tier and a welcome stations bonus of 500 to 1,000 spots, also based on your tier. Charge your booking to a cobranded Marriott card like the Marriott Bonvoy Brilliant( tm) American Express( r) Card and you'll earn another 6 parts per$ 1 spent on eligible Marriott obtains. You may even be targeted for extra savings and bonus places through Amex Offers, so be sure to check those beforehand.

It may take a few weeks for these points and credits to announce to your Marriott account, based on various TPG firsthand tests. In fact, my own Marriott Home and Villa stay never posted on its own, so I eventually had to follow up with customer service at Marriott to have the points manually added.

If you want to redeem times for your reserve, our experiments are demonstrating that your Marriott phases are currently worth about 0.6 pennies toward a keep, though this number has alternated a bit at times. Should you decide to redeem places, know that you have to either journal exerting all points or all cash. You can't make a hybrid booking of parts and currency on the same stay.

The current TPG Marriott Bonvoy place valuation is currently 0.8 cents per stage, so while 0.6 isn't the best significance, it isn't so much lower that it rejects the alternative wholly. For lesson, get $600 in evaluate toward a residence rental out of a 100,000 -point Marriott welcome bonus is hardly the worst thing ever to happen.

This may or may not surprise you, but Marriott Homes and Villas is essentially a list of higher-end home rentals on an online platform. Marriott does not own, passed, clean-living or oversee the properties.

They are operated and managed by property management corporations such as the pretty well-known TurnKey Vacation Rentals. There is still smaller, more regional asset control fellowships on the pulpit, such as my last rental in Florida from Panhandle Getaways, which I'd previously never heard of before the trip.

This means that, while there are standards for the residences, there will be some variation from one asset and busines to the next. There won't be Marriott housekeepers to freshen your towels or all-white Marriott-branded linens on all the beds.

Also, know that the charge on your credit cards for the deposit and any subsequent payments will be from the asset control firm, and you are able to or may not post as a hurtle attack. You can ask your card issuer to make a courtesy exception to award bonus objects as if it had coded as a proceed attack, but our measures all coded as "professional services" -- not travel.

While Marriott is very hands-off with these owneds in some ways, there are some benefits to booking with Homes and Villas by Marriott.

Many( although not all) of the homes and condominiums on the site offer the opportunity to get a full rebate( minus a $75 credit card processing fee) until 10 daylights before arrival for walk appointments through June 30, 2021.

What come here for each rental (Photo by Summer Hull/The Points Guy)( Photo by Summer Hull/ The Points Guy)

Other than earning or using Marriott Bonvoy places and rack up elite night credits, a big perk of booking through Marriott is having consistent beliefs for your residence rental.

All of the homes and condominiums you can rent through the Marriott platform should include 24/7 help, high-speed Wi-Fi, a tv, kitchen all-importants( cookware, utensils, a microwave ), in-unit washing machine, fee linens and towels, shower amenities( bathroom tissue, shampoo, conditioner, soap ), a hairdryer, smoke detectors and exhaust fumes detectors when fuel-burning appliances are present and pre-and post-stay professional cleaning.

In our( restriction) measure rentals, this has all been largely the instance, though I'd say take things with a grain of salt.

At my most recent rental at the end of the summer, the Wi-Fi didn't really work downstairs, and I'm not sure if the bed linens met my own personal definition of "premium." It was all totally adequate and certainly wasn't as if we moved into a residence where we had to provide our own sheets and there wasn't a cease of soap to identify( which can happen in some dwelling rentals ).

The toll ranges dramatically

If you were booking a Springhill Suites by Marriott or a St. Regis, you probably have a vague idea of what those owneds expense per night. Nonetheless, with Homes and Villas by Marriott, you'll find beachside condos starting under $99 per nighttime and luxuriou multibedroom ski villas from $10,000 per night.

When the program propelled, it had 2,000 residences in 100 ends, a tiny footprint in comparison with the 5 million registers across nearly 200 countries accessible through Airbnb. But, the program is growing quickly and already has more than 16,000 dimensions -- an eight-fold increase. While that is impressive growth, it's still a smaller pulpit that focuses on more opulent rentals.

Even with that high-end concentrates, the wander of belongings you can find on Marriott's platform is still jolly sizable, and by no means are all of them expensive. In other words, don't principle this out if you're working with a close-fisted budget. While many of the properties are several hundred( or thousand) dollars per nighttime, you'll too find indices such as a two-bedroom Panama City beach condo with a kitchen and living room that's bookable for $88 or 15,000 Marriott phases per light.

It's not necessarily "re going to be" sumptuous, but it's more room than you'd probably find in a standard Marriott hotel within that expenditure range.

There's no one perfect direction to rent a vacation home or condominium.

Sometimes, you'll find the same property listed on multiple reserve platforms ... and seldom for different prices.

I first booked with Marriott Homes and Villas over the summer because I liked the cancellation policy that allowed guests to cancel until 10 -days before the stay and merely walk away from $75( much more lenient than most planneds ); the ability to earn Marriott details and elite lights; and the ease of knowing the home "shouldve been" certain basic features and amenities.

My first stand wasn't 100% excellent, but I booked with them again for the winter for approximately the same reasons.

Prices on the Marriott booking platform are often similar with what you'd locate if you were booking via Airbnb's Plus program but may be higher or lower depending on the specific area or dimension. I am not personally aching to expend Marriott parts at 0.6 pennies each toward a home rental, but I still recognize the option.

Overall, I'm very much enjoying a shift toward home rentals and the idea of earning 15,000 Marriott moments on a home rental, as TPG's Scott Mayorowitz did, is pretty deliciou icing on the cake.

Bottom line

Whether for multigenerational or multi-family excursions or simply for the cavity to spread out, I'm a big fan of residence rentals.

That said, I want to know what to expect and be sure that at least some basic beliefs( including towels and Wi-Fi) will be met when we arrive, so I appreciate Marriott's curation and approval in the vacation rental room. I don't exclusively journal dwellings through Marriott's program but find them a useful resource when researching where to stay -- extremely when there's a sale or a competitive abandonment policy.

And, of course, you can't argue with earning Marriott details and status along the way.
